What is the purpose of having a wash basin in the bedroom?. I have seen it before in UK homes looking through online listings but it leaves me baffled as we don't have that in NZ.
I've always thought that, it used to be a lot more common in older houses and old hotel rooms. I'm guessing it was before en suites became popular and a family often had to share a bathroom. Thus having a sink elsewhere was more convenient.
Had another look at that property, I have to say the layout is absolutely dreadful - it even has an toilet in the utility room! The fact it's up for auction rather than sale indicates the agent doesn't expect an easy sale. I think you're very limited what you can actually do with that space. Possibly I'd use the basement as a kitchen/diner and a bedroom and use the upstairs as a living area. But £70k is really cheap even for that area which I think says a lot. I'd definitely not want to stay there, does anyone who's more practically minded than me have any ideas ho you'd use the space???
Maybe use it as a shop selling Antiques

Upstairs needs to be open plan and become the living area because that is where all the light is , clearly the walls that form the hallway are going to be supporting walls but that can be overcome . It would be good to see the overhead plan view of both floors because the video is disorientating to watch that might help to see what could be possible . Problem is the cost of reconfiguration plus the purchase price will come to a figure you are highly unlikely to recover from selling it on or from renting out , whoever developed it has made a huge mistake and has left it as a millstone for any prospective buyers.
Maybe for sometime the basement area was used for looking after an elderly person, hence the sink and loo in that area
I would love to know the history of the building, was it built as a single home, these days the building seems to have multiple apartments, some accessed from the rear

There was a plan diagram on one of the 'for sale' sites, but they managed to put one of the doors in the wrong place and it nearly gave me a migraine trying to resolve it!

I've never had a sink in a bedroom but have known people that have, it's always baffled me to but I can top that! My cousin moved into a house that had a toilet in the bedroom, no sink just a toilet! That is still a head scratcher 5 years on.
It just comes under the heading " there's nowt as quear as folk. "
If you watch the video you can see the fire blanket which would indicate it's either being used as a HMO (albeit a very small one!) or more likely an AirBnb. Clearly as a shop it's been designed as having a front and a storeroom downstairs, it'd be much easier to convert this into a shop or cafe rather than a home.

Thanks Barry shows how much of a problem this place is for a developer as you say a shop , cafe or micropub would be far easier but not sure the footfall given it's location would be high enough to make it viable , is that supported by the fact that Alan JW Bell thought it an ideal location where they could film scenes without being bothered by the public .
If you took out the Bathroom , Bedroom and Hall walls that gives you a nice open space on the ground floor but that depends if they are all supporting walls . You'd want the bathroom downstairs and somehow configure two bedrooms so appliances would have to move up into the kitchen area and that offers the chance to create two reasonably sized bathrooms and a family bathroom downstairs , clearly there is a water supply there for washing machine so its all feasible its just the cost. It sounds easy but I know there would be huge challenges not least financing it.

I remember seeing a sink in a bedroom and thinking it odd as well. Believe it might have been the show "Fresh Fields" or "The Squirrels". Then thought well if you just want to brush your teeth and the spouse is already in the bathroom down the hall. Might come in handy.
Just remembered in "Mann's Best Friend" show there is a sink in Patricia Brake's room. Though she was in a multi-room, house sharing situation.
